Real estate discovery is changing fast. Traditional search traffic is declining, while AI-powered tools like ChatGPT, Gemini, and Perplexity are the new norm for how people find properties, firms, and markets. A growing share of consumers are already using AI for real estate insights, and those leads tend to be significantly more valuable.
The shift is simple: instead of scrolling through links, potential tenants, investors, and clients now ask questions and get direct answers. If your company or property isn’t part of those answers, you’re invisible at a critical moment of decision-making.
So how do you show up?
It comes down to what we call the three P’s: Place, Publish, and Push.
1. Place: Get Mentioned Where AI Looks.
AI engines rely heavily on third-party sources. Media coverage, industry reports, directories, and even review platforms shape what AI says about your brand. If you want to be recommended, you need a presence beyond your own website, especially in credible, local, and industry-specific sources.
2. Publish: Give AI Something to Cite.
Your website is your foundation. AI favors content that is clear, structured, and specific. That means clearly stating who you are, what you do, where you operate, and who you serve. Focus on service pages and location pages, answer real client questions directly, and make your content easy to scan and understand. Clarity beats cleverness every time.
3. Push: Distribute Where AI Is Listening.
AI doesn’t just learn from websites, it pulls from platforms like LinkedIn and YouTube. Consistent, insight-driven content builds your authority over time. Share local market expertise, add commentary to industry news, and create content that answers real questions. Think “citable,” not just “engaging.”
What you can do this week:
- Search your firm or property in ChatGPT and see if you appear
- Create one clear, answer-driven page on your website
- Publish one data-backed LinkedIn post about your market
AI search isn’t coming—it’s already here. The real estate firms that act now will surely beat out their competition.
